For Rent
The house is rented as of 7/31/09 – thank you for your interest.
In 2005, owners Cynthia & Ron Guajardo completely gutted, remodeled and added nearly 850 square feet to the home to create a modern comfortable home while keeping within the scale and vintage architectural style found in Denver’s West Wash Park neighborhood. The home was also featured on the West Washington Park’s “Surprise on the inside” Home Tour in 2007.
1153 S. Emerson St. is a 3 bedroom, 2 bath single family home and has about 1750 square feet of living space on 3 floors, with a 1 car detached garage and plenty of available on street parking. The home is compact and very livable with minimal maintenance. Additionally, central air conditioning and ceiling fans throughout keeps the home comfortable in the summer.
Exterior
The small yard has been fully landscaped by a master gardener (who happens to be one of the owners) with a sprinkler system and is easy to maintain.
The backyard is nicely shaded by mature trees and has a flagstone patio with creeping thyme planted between the stones surrounded by plants and flowers that bloom from early spring to frost.
Bonus – if you happen to be a potter – the garage is partially insulated, dry walled and wired separately from the house to accommodate two electric pottery kilns 240 volts 48 amps each.
Living Room
The main floor has an open plan with the living, dining and kitchen areas flowing seamlessly together. The living room features a leaded glass window and non-working but decorative turn of the century fireplace surround.
Dining Room
The dining room is situated between the living room and kitchen. A bar area adds seating overlooking the kitchen and is perfect for entertaining or eating meals on the go.
Kitchen
The large eat in kitchen is top of the line with stainless steel appliances, granite counter tops and maple cabinetry. The appliances are all made by Jenn-Air and include a dishwasher, 36″ professional gas range with 6 burners, hood, side by side fridge with ice maker & water dispenser, and a wine chiller.
Master Bedroom
The master bedroom overlooks the back yard, can accommodate a queen or king sized bed and has two large closets.
Additional Upstairs Bedroom
The smaller 19′ x 10′ front bedroom is tucked under the eaves and has a deep closet.
Upstairs Bath
The bathroom features a separate toilet, large granite and maple vanity with two sinks, and a Jacuzzi tub/shower combination with neutral tile throughout.
Basement Bedroom
The basement bedroom is quite large and has a full sized egress window which amply lights the room. A large closet completes the room. The basement also happens to be the coolest place in the house during those hot 90° + Denver summer days.
Basement Bathroom
Full size bathroom with tub/shower combination, toilet and granite vanity.
Office/Den/Laundry
This small room can function as a TV room, den or office. The washer/dryer and the mechanical utilities are tucked into closets in this room. Extra storage in hall closet.
Map
The home is nicely situated 3 short blocks from Wash Park, 2 blocks from the light rail which can take you down town or to the Denver Tech Center, 2 blocks from Whole Foods, 4 blocks from Old South Pearl Street (Sushi Den, Pearl Street Grill, Sunday Farmer’s Market & unique shops), and is 2 blocks from I-25 for easy highway access.

Looks awesome! I’d love to move in, though my lease here doesn’t end ’til November, and I’d have to find some awesome roommates to share the cost. If it’s still available in a couple months I’ll seriously consider it
